MEMBERSHIP:
Membership in the Association is voluntary and does not commit you to follow any HOA-type of restrictions. However, becoming a member, provides you with admission to the two Association properties: the Creek-Pavilion property and the River Property, are both owned and controlled by the Association.
You MUST be a member to legally use the properties (Article XIII Section 1). Per the By-Laws, "The membership of the Association shall be limited to all owners of property in the area known as Broad Run Farms subdivision, and adult residents of Broad Run Farms." (Article II, Section 1) Membership is on a per-year basis running from January 1 through December 31. A resident is defined as one whose domicile is an address in Broad Run Farms for at least 183 days per year. This aligns with the Virginia definition of Resident.
Short term renters (AirB&B, Vrbo, etc.) cannot be members or use the properties. Only members and accompanied guests of members may use the properties.
DUES:
Your dues are very important!
We provide scholarships, cleanup and maintenance of our properties, and hold many social events each year. Dues are $50/year per adult membership, and not per property. A $20 deposit per key gains vehicle access to river property for members in good standing.

In any case, please include a note indicating what the money is for. This is very important if you send a combined amount for membership, key, banner advertising and/or donations.

Remember, keys may not be duplicated or given to non-members, including previous members, residents who have moved away, or who are not in good standing. If you move out of the subdivision or decide to allow your membership to expire you must return your key for a return of your deposit.
The high security lock and keys are very expensive. Please help reduce unautorized use and crowding at the river property. If you know of someone who is using the river property who is not an owner or resident, we ask that you inform the Board so we can contact them to retrieve the key. This will save the BRFCA money and reduce overcrowding at the boat launch.
